It is well known in the real estate business that many, if not most long term leases often require the tenant to assume the responsibilities of what was traditionally that of the landlord's. Today, prospective tenants must arm themselves with the talent and knowledge necessary to affordably adapt and maintain the leased space. This seminar was designed to direct the technical aspect of the "pre-lease inspection". The below mentioned outline demonstrates the technical and mechanical focus of the lecture. Basic Components: Structure, electric, water, sewer,air conditioning(HVAC,) suppression (sprinklers,) alarm (notification,) security. Telecommunications: Telephone, computer room servers, racks (cabinets,) uninterruptible power source, specialized electric supply, specialized air-conditioning/dehumidification.
